The Building Works
The Enabling Works are commenced and the steel / timber structural beams are installed onto load bearing walls. These will take the full weight of your loft conversion.
New timber floor joists are fitted, supported by the structural beams. Under floor insulation and sound barrier is fitted between the new joists.
Before the floorboards are fitted a Building Control Inspector will visit to check that the structural beams and floor joists are the correct specification and are installed correctly. Also the 1st fix plumbing may be installed if necessary.
With the floor complete, work can now begin on other areas such as Dormers, Velux windows and roof alterations.
Insulation is fitted and the 1st fix electrical wiring is installed. Building Control will return to check the construction of dormers and the fitting of velux windows, also the insulation and any other work.
The new stairwell access is now cut out and a new staircase is fitted.
The partitions are erected and plaster boarded. At this stage we look to get you to confirm the exact areas of the positions of the studwork (this is where the concept of 2D is turned into 3D and you get the ideas of the spaces available against shown on the drawings).
After allowing time for the plaster to dry. 2nd fix work will be carried out. The Electrical work will be completed; fitting switches, lights, sockets and smoke detectors. A certificate of installation to part P 17th edition will be completed. The Plumbing will be installed i.e. new radiators and sanitaryware. All doors, skirting, architraves, staircase handrails/spindles are fitted.The Decorations of all of the new rooms can now commence (if you require us to include within our package).
A Building Control Inspector will make the final inspection and when satisfied that all work is completed will issue a 'Certificate of Completion'. This is to be kept in a safe place, as it will be needed if you sell the house to prove your Loft Conversion has been constructed to current regulations.
Your Loft Conversion is complete and ready for you to use your additional space.
